The first step is an onsite consultation to establish goals, price and marketing plan. A walkthrough of the property with the Seller is our opportunity to preview the property, discuss improvements and identify selling points.

As licensed REALTORS®, it is imperative that we understand the Seller’s motive for selling. Motive is essential in determining the best pricing strategy. For instance, the necessity to sell quickly may require a conservative list price, targeted marketing and/or buyer incentives. It is our job to make sure that we establish a plan with our clients, meeting their goals and needs. 

Determining Selling Price:

The internet has made it easy for Sellers to obtain quick and immediate homes values and Zestimates. These estimates are algorithms and based on statistical information. Zillow’s Zestimates have a national median error rate is 6%, meaning that half of all Zestimates are within 6% of the selling price, and half are off by more than 6%. Many homeowners use that value as their actual market value then become frustrated when they do not receive offers in that price range.

We guide our Sellers through the anxieties and misperceptions they often have about home values. Our certified Property Strategy Advisor is experienced, educated and trained in providing the best selling price given the Seller’s goals, Comparative Marketing Analysis (CMA) results, and market conditions.
